As seen below in a previous email to NHBig on
February 19th, 2005 I put out the request to NHBig members, "I am
looking for someone that would like to pick up one of the options on this
property I have under contract" on my web site at http://www.ringwald.net/buy/california.htm

Whitley, Real Estate Broker, took the information to one of her investors and
within about 45 days we closed the deal. As seen below I got a check on a
flip for $25,000. Now if you notice on the email below I said I would pay
$1,000 for a referral. Sonya said she is a Broker, has investors, and
would do it for a $10,000 referral. I had this pre-foreclosure under
contract at $445,000 and the appraisal was $540,000. That gave me $95,000
to work with. I actually received $35,000 and gave Sonya $10,000 which
left me a check out of escrow for $25,000. I also gave the investors
$60,000 in equity of which Sonya got another $10,000 from the investors for a
referral fee. The owner ended up with about $150,000 which was way better than
nothing because it was about 30 days away from the auction. She was happy
to take her cash and move on to the next phase of her life. Given the fact
that the property is on about 10 acres in Mendocino County the investors will
probably split the lot, develop the two parcels, and could even put vineyards on
this horse ranch. It was a win-win for everyone.
Now I'll have to say I spent about $500.00 in advertising in the San Francisco news and a number of other papers. None of which produced a buyer during the first 30 days back around January 2005. Although the effort did produce a lot of potential buyers down the line for other deals. It wasn't until the buyer and I regrouped for the second time and I entered my free advertising on NHBig that I finally produced a buyer.

the first Tuesday of each month and other investment seminars recruiting people

There is one thing the beginning investor and
the seasoned multi-million dollar investor have in common. We are all
looking for a good deal, which should always be our main objective and our
main focus. No matter what level we are at, once you have found a
good deal there is the opportunity for everyone involved to produce a win
win result. I would suggest you seriously use NHBig to answer you
questions, make those network contacts, and help close your deals.

Hello All at NHBig,
Sorry it's been so long from
the last time I put something up on NHBig. This property has the
perfect setup to add a good master bedroom and bath, do a little fix up and make
a lot of profit. The profit is already built into this because of the
pre-foreclosure situation.
I thought this deal fell
through but it looks like I have another shot at this one. I am
looking for someone that would like to pick up one of the options on this
property I have under contract.
1. I will give 12%
return on your investment guaranteed with a 1st TD on the property. If you
end up with the property it will be much more than 12% return.
2. Partner up on the
deal. I'll do all the work you fund the project we split the profit 50/50.
3. I assign the
contract over to you and flip the property.
4. You find me someone
that will take one of the first 3 options. I pay you $1,000 for the
referral on a completed transaction.
